Surveying Services



Boundary Survey
A boundary survey is a process carried out to determine property lines and define true property corners of a parcel of land described in a deed. It also indicates the extent of any easements or encroachments and may show the limitations imposed on the property by state or local regulations.
Topographical Surveys
Topographic Surveys are used to identify and map the contours of the ground and existing features on the surface of the earth or slightly above or below the earth's surface (i.e. trees, buildings, streets, walkways, manholes, utility poles, retaining walls, etc.).
ALTA/ACSM Land Title Surveys
An ALTA/ACSM Land Title Survey is a unique type of boundary survey that follows a minimum standard set forth by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). For the purpose of insuring title to real property, title insurance companies often require this type of survey.
Subdivisions/Consolidations/Adjustments
A subdivision is the act of dividing a property into two or more smaller parcels. Conversely, lot consolidations are the act of combining two or more adjacent parcels into one larger tract. Sometimes only one particular property line within a tract needs to be modified or moved. This process is known as a Lot Line Adjustment.
Legal Descriptions
A document describing a piece or parcel of land such that it can subsequently be retraced and identified in the physical world. Utilizing directions, distances and sometimes physical features in relation to the piece of land being described, a 'metes and bounds' system is used to describe the land in question, . The document can be utilized for inclusion into a deed of transfer or for document filing with various agencies.
Condominium Certifications
Similar to a Legal Description, a Condominium Certification describes the physical location of a condominium. Additionally, it includes the percentage ownership of the entire complex.
Construction Layout
Construction Staking, also known as a Site Layout Survey, is the process of interpreting construction plans and marking the location of proposed new structures such as roads and buildings. Construction staking is performed to ensure a project is built according to engineering design plans.
As-Built Survey
An As-Built survey verifies that all constructed improvements were built within specifications and within the parameters of the design plans. Upon completion of any construction project, the approving municipality or agency requires an As-Built Survey to obtain a Certificate of Occupancy.
FEMA Flood Elevation Certificates
Flood Elevation Certificates are an important tool used to provide elevation information about a building. Such information is utilized to ensure compliance with local ordinances, determine proper insurance premium rates and also to determine if whether there is grounds for amendments to record flood maps.
Environmental Surveys
An environmental survey is typically performed on a site that has been adversely impacted by hazardous substances. The site is first assessed and a plan for reclamation or rehabilitation is prepared by an environmental engineer.
Right of Way Mapping
Agencies and government entities rely on right of way maps to depict land that they have have legal rights to. Whether the right or way is utilized for the purposes of transportation or utilities, these maps serve as a critical tool for original boundary establishment & acquisition of parcels, as well as subsequent retracement right of way limits.
